If you've built before, you know the categories already — overruns, change orders, front loaded draws. The field note isn't the categories. It's the specifics underneath them: the percentages, the contract language, and the billing tells that decide whether the money actually holds.
Most of it is decided before you sign and felt long after. I wrote it because I watch owners sign deals all the time that quietly cost them more than they had to — not because they did anything wrong, but because nobody on their side read the deal the way a builder would.
